ANNUAL INSPECTIONS - PART I


Several members in our co-op received notices on the weekend that their units will undergo an Annual Inspection as early as Monday.  This is an anomaly in that we haven't had 'Annual Inspections' for years. It is not yet known whether ALL units will be inspected.

The inspection will proceed whether members are home or not and there will be no accommodation for time changes. A maintenance contractor and Property Management will enter each unit and photos will be taken at their discretion.  A plate of left over macroni, dirty laundry, unmade beds, kitty litter boxes, medicines, wall hangings, furniture decor  - could all be featured in the unit's photo op. 

I'm quite sure that I have already undergone such scrutiny.  A co-op owned dehumidifier was placed in our basement on a Wednesday.  The notice stated that it would be removed two days later. On Friday the Property Manager came by. I asked her when she was descending the basement stairs if she was going to haul it away herself.  She stated that the co-op had decided to leave it there.  I assumed that she was merely going downstairs to get a digital read out of the humidity level, so I went about my business upstairs.  The Property Manager remained in our basement for at least 5 mins.  I am now of the very strong opinion that she spent her time taking photos in my basement.  We have a Human Rights action against the co-op.  One of the issues was the state of the basement upon move in and it's continued deterioration.  I took photos of this unit when it was 'unoccupied'.  Of course, I will never know for sure whether she took photos when I was not present, nor will members ever know whether the co-op took photographs in their units.

  1. Verify from by-laws how much notice they have to give to conduct an inspection. Also, whether any such notices inc. weekends/holidays. Hold them to letter of proper timeframe. Wonder if they will conduct inspections at a time when they know members are at work or otherwise away.

    And you let your PM go unescorted to your basement?? For shame. I would have been glued to her the whole time

  2. Actually, I'd be taking pix of your PM down in your basement and pix of whoever comes by for inspection. Not to mention, the "before" pix of unit. Following around with video camera not a bad idea, either
